Chicago Stucco Repair and Restoration That Lasts

Stucco repair in Chicago is not a paint job. The damage we see on stucco facades across the city is almost always caused by moisture trapped behind the finish coat, cracking from thermal stress during Chicago’s extreme temperature swings, or failures in the original installation. Surface patches that don’t address the underlying moisture problem crack again within a season or two. How We Handle Stucco Repair in Chicago

Every stucco repair begins with understanding why the stucco failed. Cracking and delamination are symptoms. The cause is usually moisture, substrate failure, or thermal stress. We diagnose the root cause before we pick up a trowel.

Moisture and Substrate Inspection

We examine the stucco surface for cracking patterns, delamination (hollow-sounding areas when tapped), bulging, staining, and efflorescence. We also check the surrounding components: flashing at rooflines and window heads, weep screeds at the base, sealant joints around openings, and the condition of the lath or substrate behind the stucco. On many Chicago buildings, especially those from the 2000s construction boom in neighborhoods like South Loop and Streeterville, we find that original flashing was installed incorrectly or omitted entirely.

Remove Failed Stucco

We cut out all delaminated, cracked, and moisture-compromised stucco back to sound substrate. Removing only the visible damage and patching over hidden wet areas is the most common reason stucco repairs fail. We expose enough area to verify the lath and substrate are dry and structurally sound before applying any new material.

Fix the Water Entry Point

Before any new stucco goes on, we correct whatever let water in: install or replace flashing, add weep screeds, repair sealant joints, or replace damaged weather barriers. On older Chicago buildings with stucco over brick or block, we ensure the drainage plane behind the stucco is functioning. Skipping this step means the new stucco traps moisture again and fails the same way.

Stucco Application

We apply new stucco in the correct number of coats for the system: scratch coat, brown coat, and finish coat for traditional three-coat work, or a single structural coat for one-coat systems. Each coat is allowed to cure properly before the next is applied. Rushing the cure is another common shortcut that leads to early cracking. The finish coat is texture-matched to the existing wall so the repair blends seamlessly.

Color Matching and Protection

We match the stucco color to the existing surface using integral pigment in the finish coat. For larger areas, we apply a breathable masonry coating over the entire wall section so the repair area and existing stucco match perfectly. All stucco repair work is backed by our 2-year labor and material warranty.

Common Stucco Problems on Chicago Buildings

Chicago’s freeze-thaw cycles, driving rain, and extreme temperature swings create specific stucco failure patterns we see across the city.

Most common issue

Moisture trapped behind the finish coat

This is the root cause of most stucco failures in Chicago. Water enters through failed flashing, missing weep screeds, cracked sealant joints, or gaps at window and door openings. Once moisture is trapped behind the stucco, it has nowhere to go. In winter, it freezes and pushes the stucco away from the substrate. In summer, it creates conditions for mold growth behind the wall. We see this pattern regularly on buildings in Wicker Park, Ukrainian Village, and the South Loop, especially on structures built or renovated between 2000 and 2010 when construction standards for water management were inconsistently followed.

Spider cracking from thermal cycling

Chicago’s temperature range, from below zero in January to 95+ degrees in July, creates repeated expansion and contraction cycles in the stucco surface. Over time, this produces networks of fine cracks that let even more moisture in. Surface cracks alone can often be sealed and coated without full removal.

Delamination and bulging

When moisture accumulates behind the stucco, the bond between the stucco and the substrate weakens. The stucco separates and bulges outward. Tapping the surface produces a hollow sound. Delaminated sections must be removed entirely and reapplied after the substrate is dried and repaired.

Failed prior patches

Previous repairs that only addressed the surface without fixing the underlying water problem crack and fail within one to two seasons. We remove prior patches, trace the moisture path, correct the entry point, and then apply a proper multi-coat repair.

Stucco over deteriorated brick

Some Chicago buildings have stucco applied over old brickwork. When the underlying brick deteriorates or the mortar joints fail, the stucco cracks and separates because its substrate is moving. These repairs require addressing the brick and mortar first, then restoring the stucco on a stable base.

Signs Your Building Needs Stucco Repair

Stucco damage often starts small but progresses quickly once moisture is involved. Here is what to look for:

Cracks in the stucco surface

Hairline spider cracks, larger diagonal cracks at corners of windows, or horizontal cracks along floor lines. Any crack lets water behind the finish.

Hollow sound when you tap the wall

Indicates the stucco has separated from the substrate. The bond has failed, usually from moisture behind the surface.

Bulging or bowing sections

Stucco pushing outward from the wall. This is active delamination and will continue to worsen without intervention.

Dark staining or discoloration

Moisture stains on the stucco surface, especially below windows or at the base of walls, indicate water is entering and migrating through the system.

Mold or musty smell on interior walls

If the interior wall behind a stucco exterior smells musty or shows mold, moisture is likely trapped in the wall cavity. This needs immediate evaluation.

North Shore did an amazing job replacing an entire wall of brick veneer that was degrading on the side of my house. The new brick seamlessly matches with the existing brick and you can tell that a high level attention to detail was used to complete the job. I had a good experience working with Luke and Julio at NS Masonry. The overall craftsmanship was better than I expected, and Julio who rebuilt my front steps did a great job. My front steps were degrading due to weather and elements and NS Masonry offered me a few options to repair or replacement my front steps and platform. The process was relatively easy to pick the best solution. I do recommend having them bring out the pavers/bluestone/etc. before you select your solution as its hard to evaluate from pictures. I would recommend NS Masonry to my neighbors.

North Shore carried out exterior repairs and replacements for the exterior of our residence, as well as the brick fence that surrounds our property. North Shore did a wonderful job with all the tuckpointing and lintel bar replacement work that our 3 story building in Oak Park needed. They spent a lot of time talking all the issues over with us before they started work and as work went on they sent really good pictures on the progress and few other issues that popped up along the way. I had 5 other companies come to give me estimates and theirs was in the middle cost wise and reasonable for all the work needed. A lot of the others did not spend the time that North Shore did explaining the work needed when they came. They were very prompt every day and the crew was very professional and pleasant to work with. They were great about clean up every day too and especially at the end. The entire staff at North Shore was a pleasure to work with. I would definitely hire them again.

They came out to evaluate it and explained everything well, the estimate also was clear and fully described the work to be done, and they were prompt in coming out and completing the work. The owner came out promptly and gave me an estimate. The work was scheduled in a timely fashion. Two men spent three days working on the project. They were very polite and quiet. They worked hard and did a beautiful job. One small grout line needed more attention after they left. The owner returned and had that line attended to. A very nice experience. It was very positive. They offered the best price and they have an Angie's List discount. They were responsive. The only thing I would say that was interesting for future reference is to communicate a specific time frame. We paid a flat amount and it took quite awhile for them to finish the project. The work went well and overall, we are satisfied with the work. In fact, we have contracted with Northshore for some additional work. In general, the work was done on time, they cleaned up the mess each day and the workmen on site were courteous at all times. Where they had to remove some bushes, they replanted them after completing the work and the bushes appear to be thriving. All in all, we give Greg Lemke and Northshore a strong positive recommendation.

Greg came to the house to provide us with an estimate and started and finished the work in a timely fashion. He set up a scaffolding for himself paying special attention to our plants and the neighbors driveway. When the cutting started he made sure our windows and our neighbors windows were closed. All stones were labeled and reinstalled to maintain the original architecture of our home. The old vent hole was filled in and it was matched with stone and mortar so well you wouldn't even know there was a hole there last month. In regards to the lentals, the old lentals were removed and new ones were replaced. The new ones were coated with an anti-rust membrane and paint. The area was cleaned up at the end of the day.

Greg arrived immediately after my phone call to review the project. He was on time and very professional. I received the quote for the job and a copy of his insurance within a few days of discussing the project. I felt the quote was priced right where I had expected (I had two other quotes.) I chose Greg's quote based on the quality of some other work of his that I had seen. The project start was delayed about a week while Greg located bricks that were the exact size of what was already in the house. During this time, there were also numerous discussions on the exact arrangement of the new layout to ensure that I would be happy with the completed project. EIFS (Exterior Insulation and Finish System) is a synthetic stucco applied over foam insulation boards. Both are common in Chicago. EIFS offers better insulation but is more vulnerable to moisture intrusion when improperly installed. We repair and restore both systems.

Can stucco be applied over existing brick?
