Chicago Tuckpointing Done Right the First Time

Tuckpointing is the most common masonry repair we perform in Chicago, and for good reason. The city’s building stock takes a beating. Over 100 freeze-thaw cycles per winter force moisture into mortar joints, and after 30 or 40 years, even well-built walls start showing the damage. We see it every day on greystones in Lincoln Park, two-flats in Logan Square, courtyard buildings in Uptown, and six-flats along the Bridgeport corridors.

North Shore Masonry has been tuckpointing Chicago buildings since 1978. Our crews remove deteriorated mortar to the proper depth, match the original mortar composition, and repoint every joint by hand. On pre-1920 buildings, that means lime-based mortar. On newer construction, a properly proportioned portland cement mix. Getting the mortar wrong causes more damage than it fixes, and that is something we never allow on our projects.

Whether you own a single-family home in Ravenswood, manage a condo association in Lakeview, or oversee a portfolio of rental buildings across the South Side, we handle tuckpointing projects of every scale. Every job starts with a free on-site inspection where we assess the full condition of your mortar joints and give you an honest scope of work. Call (847) 864-5990 to schedule yours.

How We Handle Tuckpointing in Chicago

Every tuckpointing project starts with a thorough inspection of the wall. We check mortar joint depth, brick condition, moisture patterns, and structural movement before we touch a grinder.

01
Mortar Joint Assessment

We probe joints across the wall face to measure deterioration depth and identify where moisture has penetrated behind the brick. On older Chicago buildings, we check for prior repairs done with the wrong mortar type. This is one of the most common problems we find on greystones and pre-war two-flats throughout Wicker Park and Humboldt Park.

02
Old Mortar Removal

Deteriorated mortar is cut out to a minimum depth of 3/4 inch using precision grinders and hand tools. The goal is to reach solid mortar without damaging the surrounding brick. On soft Chicago common brick, we favor hand chiseling over mechanical cutting to prevent edge spalling.

03
Mortar Matching and Mixing

This is where experience matters most. We analyze the existing mortar to determine the right mix. Pre-1920 buildings in neighborhoods like Old Town, Pilsen, and Bridgeport almost always require a lime-based mortar (Type O or Type K). Using modern portland cement on these buildings traps moisture inside the brick and causes spalling within a few years. We match both the composition and the color so the repair blends with the original wall.

04
Repointing

New mortar is packed into the joints in layers, allowing each layer to set before adding the next. This eliminates voids and air pockets that lead to premature cracking. Our crews hand-tool the final joint profile to match the existing wall pattern, whether that is concave, flush, raked, or weather-struck.

05
Cleanup and Final Inspection

We clean all mortar residue from the brick face, inspect every joint for consistency, and walk the project with you before closing out. All tuckpointing work is backed by our 2-year labor and material warranty.

Common Tuckpointing Problems on Chicago Buildings

Chicago’s climate and building stock create specific tuckpointing challenges that we deal with on nearly every project.

Most common mistake

Portland cement patches on lime mortar buildings

Dozens of greystones in Lincoln Park and Logan Square have been patched with hard portland cement over the original soft lime mortar. The cement is stronger than the brick itself, so moisture gets trapped and the brick face spalls off. The fix is removing the cement patches completely and repointing with a proper lime mortar match.

Deep joint erosion from freeze-thaw

Water enters a hairline crack, freezes, expands, and widens the joint. Over 100+ cycles per winter, mortar recesses a half inch or more. Common on north-facing walls in Hyde Park, Edgewater, and Rogers Park.

Mismatched mortar color

A previous contractor used the wrong color mortar and now the wall looks patched. We color-match every batch to the original mortar so the repair is invisible once cured.

Cracked joints around lintels

Rusted steel lintels expand as they corrode, cracking mortar in a stair-step pattern. Tuckpointing alone won’t fix this. The lintel must be replaced first, then the joints repointed.

Efflorescence and white staining

White salt deposits indicate moisture traveling through the wall. Tuckpointing seals the entry points. For heavy staining, we recommend masonry waterproofing to address the source.

Signs Your Building Needs Tuckpointing

Most property owners do not notice mortar deterioration until it is already well advanced. Here is what to look for on your Chicago home or building:

Mortar is crumbling or missing

Run your finger along a mortar joint. If mortar crumbles away or you can scrape it out with a key, the joints need repointing.

Gaps visible between bricks

Open gaps mean water is already getting behind the wall. This is urgent, especially heading into a Chicago winter.

White staining on brick faces

Efflorescence means moisture is moving through the masonry. Tuckpointing addresses the most common entry point.

Water leaks on interior walls

Dampness, peeling paint, or mold on interior walls near exterior brick often points to failing mortar joints.

Brick faces are flaking or spalling

Spalling often points to moisture trapped by incorrect mortar. Common on older buildings in Wicker Park and Bucktown.

Tuckpointing for Homes and Commercial Buildings

Residential Tuckpointing

Single-family homes, two-flats, and three-flats make up the majority of our Chicago tuckpointing work. Most residential jobs focus on front and side elevations, chimney joints, and window surrounds. A typical project takes one to three days depending on wall area and mortar condition. We protect landscaping, walkways, and porches during the work and leave the site clean every day.

Commercial & Multi-Unit

Six-flats, courtyard buildings, condo associations, and commercial facades require a different approach. We work with property managers and condo boards on phased scoping, scheduling around tenants, and documentation. Larger buildings in Streeterville, the South Loop, and the West Loop often need scaffold access. For cost guidance, visit our pricing page.

Why Chicago Property Owners Trust Our Tuckpointing

Tuckpointing is our most requested service, and we have been doing it longer than most contractors in Chicago have been in business. North Shore Masonry holds a 4.9-star rating based on hundreds of verified reviews from Chicago homeowners, condo associations, and property managers. We are MCAA-certified, fully insured, and every tuckpointing project is backed by our 2-year labor and material warranty.

Our crews are not subcontractors rotating between companies. Many have been with us for 15+ years, and the same experienced tradespeople who inspect your building are the ones doing the work. That consistency is why our repairs last and why property owners call us back for their next building.

FAQs | Tuckpointing in Chicago, IL

How much does tuckpointing cost in Chicago?

Tuckpointing costs vary depending on wall area, height, mortar condition, and access requirements. A single-family home typically costs less than a six-flat or commercial building that needs scaffolding. We provide free on-site estimates with detailed scope and pricing before any work begins. Visit our pricing page for general cost ranges.

How long does a tuckpointing project take?

Most residential tuckpointing jobs take one to three days. Larger multi-unit and commercial projects can take one to three weeks depending on the total wall area and weather conditions. We provide a timeline estimate during the initial inspection.

What is the difference between tuckpointing and repointing?

Repointing means removing old mortar and replacing it with new mortar. Tuckpointing is a specific technique where two contrasting mortar colors are used to create the appearance of thin, precise joints. In Chicago, most contractors and property owners use the term tuckpointing to refer to any mortar joint repair, and we handle both.

Why does mortar type matter for older Chicago buildings?

Buildings constructed before 1920 were built with soft lime mortar. Repointing these buildings with hard portland cement traps moisture inside the brick, causing the brick face to spall and crack. We match the original mortar composition on every project to prevent this damage.

Can you tuckpoint just one wall or section?

Yes. We often tuckpoint only the most deteriorated sections first. This is common for condo associations and landlords working within a budget. We prioritize the walls taking the most weather exposure and the areas showing active water intrusion.

Do I need a permit for tuckpointing in Chicago?

Standard tuckpointing on residential buildings typically does not require a permit in Chicago. Larger commercial projects or work that involves structural repairs may require permits through the Chicago Department of Buildings. We handle permit coordination when required.

How do I know if past tuckpointing was done incorrectly?

Signs of a bad tuckpointing job include mortar that is a different color or texture than the original, mortar cracking within a few years of repair, brick faces spalling near the repaired area, and visible smears or residue on the brick face. We correct prior work regularly across Chicago.

Do you tuckpoint chimneys?

Yes. Chimney tuckpointing is one of our most common requests. Chimneys are fully exposed to weather on all four sides, so their mortar deteriorates faster than the rest of the building. For chimneys needing more than joint repair, visit our Chicago chimney repair page.
