What mortar should be used on a pre-1940 Oak Park brick house?
One that is softer and more vapor permeable than the brick. The Village’s own architectural review guidelines make the point plainly: modern cement mortars are substantially harder than historic masonry, so in summer the units press against the harder joint and spall at the edges, and in winter they pull away and leave open cracks. Pre-mixed bagged mortar is usually too hard for this housing stock, and lab analysis of the original mortar gives the most exact match. We only repoint joints that have actually failed.
Do I need approval to tuckpoint a house in an Oak Park historic district?
Usually not a hearing. Oak Park has three historic districts covering roughly a third of the village and more than 70 local landmarks, and preservation review comes before the building permit.
