Free On-Site Masonry Estimate

Tell us what is going on with your masonry and we will come take a look. No charge, no obligation, and a written price before you decide, usually the same day.

  • The estimate is free. No charge for the visit or the written quote.
  • No pressure. We tell you what needs doing now and what can wait a season.
  • Four offices. Illinois, Wisconsin, Texas and Indiana.

Start Your Estimate

Takes about a minute. We only ask what we need to call you back.

Prefer to send photos first? Add them once we reply, or call the office in your market below.

How the Estimate Works

Three steps, no surprises, from the moment you send it to a priced scope in your hand.

  1. You tell us the basics

Name, number, and roughly what is wrong. Photos help us tell a cracked chimney from an open mortar joint early, so keep them handy if you have them.

  2. We call to confirm

Usually the same day, and within one business day at the latest. We ask about height, access, and how long you have seen the problem, then book a time that suits you.

  3. We inspect and price it

A mason comes out, inspects the masonry properly, and leaves you a scope and a price. If the job falls outside our usual range we explain why before you sign anything.

Urgent problems

Something actively failing?

Falling brick, a leak coming through the wall, or a code violation with a deadline should not wait on a form. Call the office in your market and we will triage it on the phone.

What the Estimator Actually Checks

A masonry estimate is a diagnosis, not a measurement. Most of the visit is spent working out why the wall is failing, because that decides the repair.

  • The wall itself

Mortar joints tested by hand to see how deep the erosion goes, brick faces checked for spalling, and the pattern of the damage read across the elevation. Damage that clusters under a window means something different from damage spread evenly across a wall.

  • Where the water is coming from

Most masonry failure is a water problem. We follow it back: coping and caps, parapets, flashing, sills, lintels, downspouts and grading. Repointing a wall while water still runs into it buys a couple of seasons at best.

  • What was done before

Previous repairs matter as much as the original build. Hard modern cement mortar on soft older brick traps moisture and pushes the damage into the brick, so we check what mortar is in the joints before specifying a mix.

  • Access and staging

Height, setback, alley width, and whether the work needs scaffold, a lift or swing staging. This is usually the difference between two quotes on the same wall, so we price it honestly rather than discovering it later.

What You Get in Writing

Every estimate comes back on paper, not as a number on the back of a card. It covers each line on the sample sheet here, down to what is excluded and what can reasonably wait a season, so nothing gets bundled in quietly.

You should be able to hand it to another contractor and get a comparable quote.

What to have ready

  • Photos, if you have them. A wide shot of the elevation, a close-up of the damage, and one that shows where on the building it sits.
  • How long it has been going on. A joint that opened this winter is a different problem from one that has been open for a decade.
  • Any past repair history. Especially if a previous contractor repointed or sealed the wall.
  • Access notes. Gates, dogs, alley access, parking restrictions, or an HOA or property manager who needs to approve the visit.

A note on timing

Mortar needs temperatures above roughly forty degrees to cure properly, so there is a real limit to what can be done well in deep winter. If water is getting into the wall, the priority before the cold is closing that up. Wider cosmetic repointing schedules comfortably for the warmer months, and getting on the calendar early is usually the difference.

Why We Do Not Quote Masonry Over the Phone

We are asked often, so here is the honest answer. Two chimneys that look identical from the street can differ by several thousand dollars once you know whether the crown is cracked, whether the flashing has failed, and whether the brick can be matched from salvage. A number given blind is either padded to cover the unknowns or low enough that it changes later. Neither helps you compare contractors.

The visit is free and there is no obligation, so the only thing it costs you is the appointment.

Seen up close

Two chimneys, same street

Three things you cannot see from the curb, and each one moves the price.

  • CrownCracked or sound
  • FlashingFailed or holding
  • Brick matchSalvage or not

The walkthrough answers all three. A phone call cannot.

Estimate FAQs

Is the estimate really free?

Yes. There is no charge for the visit or for the written scope and price, and no obligation to proceed. If the job falls outside what we do well, we will tell you that rather than quote it.

How soon will someone get back to me?

Usually the same day, and within one business day at the latest. The first contact is a call to confirm the details and book a time for the walkthrough.

Do I need to be there for the walkthrough?

For most exterior work, no. We do need access to the areas being assessed, and for a condo or HOA we usually need someone who can authorise access to the roof or common areas.

Can you match my existing brick?

In most cases yes, using salvaged brick matched by size, color and texture. Chicago common brick has not been manufactured since 1981, so on older buildings matching from salvage is the only honest option and it is what we do.

Do you work with property managers and HOA boards?

Regularly. We scope larger work in phases with documentation a board can act on, and we are used to the approval cycle that comes with shared ownership.

What if I only want to know roughly what it costs?

Say so when we call. We can usually give a range on the phone once we understand the scale and access, and the written estimate then confirms it. What we will not do is give you a firm number for masonry we have not seen.
