Masonry Contractor in Mount Prospect for Postwar Brick Homes

Census estimates put the median home here at 1969, and roughly seven homes in ten date from the 1950s to the 1970s, the decades when the village grew from about 4,000 people in 1950 to more than 52,000 by 1980. About one home in thirty is prewar, and only about one in twenty has been built since 2000. So a Mount Prospect masonry job is often tuckpointing, a chimney, a rusted steel lintel or brick veneer on a house or apartment building from the 1950s to the 1970s, now roughly 47 to 76 years old, with a smaller number of prewar homes whose older mortar needs a gentler hand. Tuckpointing, Chimney and Brick Repair in Mount Prospect

Our Mount Prospect work covers the whole wall, and most of it starts with the joints: tuckpointing and repointing with mortar matched to the original and softer than the brick, along with brick repair and replacement, chimney repair and rebuilds, crowns and flashing, replacing rusted steel lintels over windows and doors, repairing sills, rebuilding steps and stoops, and restoring the flashing and weep holes that brick veneer depends on. For new walls, garages and additions we work as a bricklayer, and for leaks we offer masonry waterproofing that starts with the water path, not a coating. About 35 percent of Mount Prospect homes are in buildings of five or more units, and downtown redevelopment in the 1990s and 2000s added condominium buildings, so we also take on building restoration for condo associations, landlords and commercial owners.

What Mount Prospect Is Built Of, and What Fails

Mount Prospect grew around the railroad. Ezra Eggleston bought most of what became downtown, planned a station and gave the village its name, and it incorporated in 1917 with about 300 people. Axel Lonnquist’s 1920s land speculation built very few homes that survive, and the most concentrated group of 1920s Tudor-style houses on the 300 block of South Wa Pella Avenue. The real boom came after the war: the 1950s added about 370 percent to the population, and Randhurst opened in 1962 as the upper Midwest’s first indoor, air-conditioned mall. Brick is part of the story too: the 1912 Busse Building was the village’s oldest standing brick building until it came down in 2006, and the nearest brick industry was in Park Ridge, once called Brickton. On the few prewar houses, mortar can be anything from pure lime and sand to a lime and Portland blend, and a later repair in hard Portland cement can trap moisture until brick faces pop off. On postwar brick homes, chimneys, steel lintels, sills and veneer are the parts the Brick Industry Association flags as most exposed to water. Brick veneer is a drainage wall that relies on flashing and weeps at the base, over openings and where porches or decks attach. Steel lintels rust, and rust can take up to ten times the space of the steel it came from, cracking the brick above a window or door. Winters are hard on wet brick: NOAA readings at O’Hare average 74 days a winter that cross freezing, in a range of 47 to 91 (winters 2015-16 to 2024-25), and the damage comes when brick freezes while saturated, so sound joints, flashing and chimney crowns come first. The Village’s building code rates local weathering Severe and sets a 42-inch frost line. We match mortar on evidence, as in our historic mortar and stone matching work.

Mount Prospect Rules, and When to Call an Engineer

Mount Prospect’s code lists no preservation or landmarks commission, so ordinary homes face no preservation review; the building permit is the gate. Village code makes it unlawful to erect, alter or repair a structure before a permit is issued, and chimney repair carries its own permit. The property maintenance code treats open mortar joints and loose veneer as unsafe, requires chimneys to be sound, and asks that exterior repairs match, conform and be consistent with the existing exterior, so we select replacement brick and mortar to blend with the wall, though no one can promise an exact brick match. The Brick Industry Association says a professional engineer should investigate cracks wider than about 0.075 inch, cracks through several bricks, stepped or diagonal cracks, widespread spalling, rust building up on lintels or shelf angles, brick that has moved out of plane, and sills that slope flat or back toward the wall. What mortar should be used to repoint a 1960s Mount Prospect home?

Mortar matched to the original and softer than the brick, never stronger than what is already in the wall. The Brick Industry Association says repointing mortar should be equal to or lower in strength than the original: Type N for modern work, Type O where a cement-rich mix would be too strong, and Type K for historic work, with lab analysis when the original is unknown. Mortar is meant to be the sacrificial part of the wall; a mix harder than the brick pushes the damage into the brick faces.

Is my Mount Prospect house under historic preservation review?

Probably not. Mount Prospect’s code lists no preservation or landmarks body, the village is not a Certified Local Government, and it has no National Register listings, so ordinary homes face no preservation review. The building permit is the gate.

When is a crack in brick a structural problem?

Why is the brick on my Mount Prospect house turning white?

That white bloom is efflorescence, salts carried to the surface by water. On new brick it is often called new building bloom and tends to fade in the first year. If it keeps appearing on an older wall, it points to water getting in, and the fix is finding the water path, flashing and weeps, not a sealer. Some coatings can trap water and spall the brick.

Can I replace Dryvit on my Mount Prospect house?

Mount Prospect’s code bans EIFS, often sold as Dryvit, on houses, treats a repair of more than half of it as a replacement, and approves traditional stucco. So when an EIFS wall reaches that point, brick or traditional stucco are the routes to look at. North Shore did an amazing job replacing an entire wall of brick veneer that was degrading on the side of my house. The new brick seamlessly matches with the existing brick and you can tell that a high level attention to detail was used to complete the job. I had a good experience working with Luke and Julio at NS Masonry. The overall craftsmanship was better than I expected, and Julio who rebuilt my front steps did a great job. My front steps were degrading due to weather and elements and NS Masonry offered me a few options to repair or replacement my front steps and platform. The process was relatively easy to pick the best solution. I do recommend having them bring out the pavers/bluestone/etc. before you select your solution as its hard to evaluate from pictures. I would recommend NS Masonry to my neighbors.

North Shore carried out exterior repairs and replacements for the exterior of our residence, as well as the brick fence that surrounds our property. North Shore did a wonderful job with all the tuckpointing and lintel bar replacement work that our 3 story building in Oak Park needed. They spent a lot of time talking all the issues over with us before they started work and as work went on they sent really good pictures on the progress and few other issues that popped up along the way. I had 5 other companies come to give me estimates and theirs was in the middle cost wise and reasonable for all the work needed. A lot of the others did not spend the time that North Shore did explaining the work needed when they came. They were very prompt every day and the crew was very professional and pleasant to work with. They were great about clean up every day too and especially at the end. The entire staff at North Shore was a pleasure to work with. I would definitely hire them again.

They came out to evaluate it and explained everything well, the estimate also was clear and fully described the work to be done, and they were prompt in coming out and completing the work. The crew performing the repairs communicated with us and checked with us during the process, they completed the work on schedule, and the chimney looks a lot better, but, more importantly, is now stable and water tight.

The owner came out promptly and gave me an estimate. The work was scheduled in a timely fashion. Two men spent three days working on the project. They were very polite and quiet. They worked hard and did a beautiful job. One small grout line needed more attention after they left. The owner returned and had that line attended to. A very nice experience. It was very positive. They offered the best price and they have an Angie's List discount. They were responsive. The only thing I would say that was interesting for future reference is to communicate a specific time frame. We paid a flat amount and it took quite awhile for them to finish the project. The work went well and overall, we are satisfied with the work. In fact, we have contracted with Northshore for some additional work. In general, the work was done on time, they cleaned up the mess each day and the workmen on site were courteous at all times. Greg came to the house to provide us with an estimate and started and finished the work in a timely fashion. He set up a scaffolding for himself paying special attention to our plants and the neighbors driveway. When the cutting started he made sure our windows and our neighbors windows were closed. All stones were labeled and reinstalled to maintain the original architecture of our home. The old vent hole was filled in and it was matched with stone and mortar so well you wouldn't even know there was a hole there last month. In regards to the lentals, the old lentals were removed and new ones were replaced. The new ones were coated with an anti-rust membrane and paint. The area was cleaned up at the end of the day.

Greg arrived immediately after my phone call to review the project. He was on time and very professional. I received the quote for the job and a copy of his insurance within a few days of discussing the project. I felt the quote was priced right where I had expected (I had two other quotes.) I chose Greg's quote based on the quality of some other work of his that I had seen. The project start was delayed about a week while Greg located bricks that were the exact size of what was already in the house. During this time, there were also numerous discussions on the exact arrangement of the new layout to ensure that I would be happy with the completed project. Once the actual work was started, it was completed within about three days due to good weather. The clean up work after the job was excellent.
