Masonry Contractor in Northfield, IL
Masonry Contractor in Northfield for Postwar Brick, Chimneys and Walls
North Shore Masonry works as a masonry contractor in Northfield, IL, in Cook County, from our Chicago operation: repointing, chimney repair, brick veneer, steps, retaining walls and patios. Pioneer families farmed here from 1855, blacksmith John Happ among them after the railroad came through in 1854. When Samuel Insull built the Skokie Valley Line of the North Shore Railway, he ran a naming contest and picked Wau-Bun, a Native American name meaning “dawn” that was also the name of a Potawatomi chief in the area in the late 1700s. The village incorporated in 1926, took the name Northfield in 1929, and turns 100 on October 23, 2026. Its houses are mostly postwar: census estimates put the median year built at 1971, and about two homes in three predate 1980. We have been repairing masonry since 1978, and you can see every town we cover further down this page.
Masonry Services in Northfield, IL
Many Northfield homes were built from the 1950s to the 1970s, and about one in six has been built since 2000. Our work here covers tuckpointing and repointing with mortar matched to the original and softer than the brick, brick repair and replacement, chimney repair from crowns and flashing to rebuilds above the roofline, replacing rusted steel lintels over windows and doors, restoring flashing and weep holes on brick veneer, masonry steps and stoops, brick and block retaining walls, and brick patios and walks alongside our concrete work. Where water is getting into a wall we also handle masonry waterproofing. For brick patios and walks, the Brick Industry Association calls for severe-weathering Class SX pavers and a slope of at least 2 percent to shed water. Northfield’s building code, updated to the 2021 International codes on April 27, 2025, rates local weathering Severe and sets the frost line at 42 inches, and both shape how chimneys, steps, walls and patios should be built here.
What Northfield Is Built Of, and What Fails
Northfield grew fast after the war, from 1,426 people in 1950 to 4,005 in 1960 and a peak of 5,010 in 1970. Census estimates for 2020 to 2024 count about 2,464 homes, roughly three in four of them single-family detached houses. The 1950s are the largest building decade, at 22.4 percent of homes, followed by the 1970s at 18.9 percent. Only about a third predate 1960 and only a small share predates 1940, while about one home in six has been built since 2000. So the typical Northfield house is not century-old brick but a postwar home whose veneer, chimney and joints have been through 50 to 70 winters. Brick is part of the local character too: Landmarks Illinois has described the “tapestry brick in natural colors” at Sunset Ridge School. Brick veneer depends on a 1 inch air space behind it, and on flashing and weep holes at its base and over openings to let water out; when those are blocked or missing, water can stay in the wall. Steel lintels can rust, and rust can take up to ten times the space of the steel it came from, cracking the brick above. Chimneys take water from the top: a sound chimney has a sloped crown with a drip edge and a bond break at the flue, base flashing at least 4 inches up where it meets the roof, and counter-flashing set 3/4 to 1 inch into a mortar joint. Saturated brick is what freeze-thaw damages, and Chicago-area winters cycle often: NOAA readings at O’Hare average 74 days a winter that cross freezing, in a range of 47 to 91 (winters 2015-16 to 2024-25). When joints need repointing, we match the mortar to the existing wall on evidence, as in our historic mortar and stone matching work.
Northfield Permits, and When to Call an Engineer
Northfield’s Community Development department, at 361 Happ Road, handles building permits (847-784-3551). The Village’s home improvement guide lists retaining walls, patios, sidewalks, stairs, stoops, slabs, fireplaces, driveways and exterior remodeling as permit work. It does not name tuckpointing or chimney repair, and it tells homeowners to ask staff about work that is not listed, so we confirm permit needs on repointing and chimney work with Community Development before work starts. A driveway, patio or sidewalk permit needs a plat of survey and a site plan, and 1,000 square feet or more of impervious area needs stormwater detention. Some cracks are maintenance and some are structural. The Brick Industry Association says a professional engineer should investigate cracks wider than about 0.075 inch, cracks through several bricks, stepped or diagonal cracks, widespread spalling, rust building up on lintels or shelf angles, brick that has moved out of plane, and sills that slope flat or back toward the wall. When we find any of those on a Northfield house, we document them and recommend an engineer’s assessment before we repair the masonry.

Masonry FAQs for Northfield, IL
Do I need a permit to repoint brick in Northfield?
Tuckpointing and chimney repair are not named on the Village’s permit list, and its home improvement guide says to ask staff about work that is not listed. So we confirm permit needs on repointing and chimney work with Community Development (847-784-3551) before work starts. Village construction hours apply: 7 a.m. to 7 p.m. on weekdays, 9 a.m. to 5 p.m. on Saturday, and noon to 5 p.m. on Sundays and holidays.
How tall can a retaining wall be in Northfield?
Northfield’s zoning code allows retaining walls up to 3 feet high in required front, side and rear yards, and retaining walls are on the Village’s permit list. The building code sets the frost line at 42 inches. Industry guidance is to set the footing of a mortared brick or reinforced block wall below the frost line; a segmental block wall sits on a compacted gravel or concrete leveling pad instead. Either way, gravel and a drain pipe go behind the wall so water does not build up against it. Work within 50 feet of a tree needs a tree application (847-784-3553), and JULIE (1-800-892-0123) needs 48 hours’ notice before any digging. We confirm permit needs for your wall with Community Development before work starts.
What mortar should be used to repoint a 1950s Northfield house?
One matched to the original and softer than the brick. The National Park Service describes repointing mortar as the sacrificial part of the wall: softer and more vapor permeable than the brick, so it wears before the brick does. The Brick Industry Association says repointing mortar should be no stronger than the original and points to Type N, O or K depending on the original, so we check what is already in the joints before we specify a mix.
Is my Northfield house under preservation review?
Northfield’s Architectural Commission reviews exteriors of commercial, Village Center and non-residential buildings, and single-family masonry repair is not on its list. Whether any other review applies depends on the property, so we confirm with the Community Development Director (847-784-3550) before work starts on any house.
When is a crack in brick a structural problem?
The Brick Industry Association says a professional engineer should investigate cracks wider than about 0.075 inch (2 mm), cracks through several bricks, stepped or diagonal cracks, widespread spalling, rust building up on steel lintels or shelf angles, brick that has moved out of plane, and sills that slope flat or back toward the wall. If we see any of those, we document them and recommend an engineer’s assessment before any masonry repair.
How often should a chimney be inspected?
At least once a year. The chimney safety standard, NFPA 211, calls for a yearly inspection, and the Chimney Safety Institute of America notes that a chimney fire can reach around 2,000 degrees Fahrenheit, hot enough to crack clay flue tiles. We repair the chimney masonry an inspection turns up, from crowns and flashing to repointing and rebuilds.
