Brick Repair & Tuckpointing for Evanston's Vintage Buildings

North Shore Masonry provides brick repair, tuckpointing, and masonry restoration throughout Evanston, IL, from the courtyard apartment buildings around the Main-Dempster Mile to the lakefront homes along Sheridan Road and the storefronts on Central Street. We have worked across the Chicago area since 1978, and Evanston keeps our crews busy for a simple reason: almost everything here went up in brick between 1890 and 1929, and brick that age needs the right hands. Most of it was laid in soft lime mortar that modern patch jobs get wrong, which is why so many Evanston walls show crumbling joints and popped brick faces. We repair what is failing, match the original brick and mortar, and leave joints that disappear into the wall. Whether you own a two-flat near Ridge Avenue, a vintage courtyard building, or a commercial block downtown, we will tell you plainly what needs work now and what can wait. See our Chicago-area tuckpointing services or everything we do across the Chicago metro.

Brick Repair & Restoration Services in Evanston

Evanston buildings fail in predictable places, and our services map to them. We repoint eroded mortar joints on two-flats and courtyard buildings, rebuild spalled brick with salvage-matched Chicago common brick, and repair the limestone sills, arches, and decorative parapets that make buildings like the ones near Maple Avenue worth owning. Our crews handle chimney repair and rebuilds for lakefront homes that take the worst of the winter wind, replace rusted steel lintels before they crack the brickwork above your windows, and apply breathable masonry waterproofing that sheds rain without trapping moisture inside a wall that was built to breathe. For landmark and historic district properties we prepare mortar and brick matches that hold up to review, and for condo boards and property managers we scope work in phases with clear documentation. Residential and commercial, from a single chimney to a full elevation.

Why Evanston Brick Fails, and Why the Usual Repair Makes It Worse

Most of Evanston was built with Chicago common brick, the soft, porous brick that rebuilt this region after 1871. The last manufacturers closed in 1981, so damaged brick cannot be bought new, only matched from salvage. That brick was laid in lime mortar that flexes and breathes with the wall. When a past repair filled those joints with hard modern cement, the wall stopped breathing: moisture gets trapped behind the harder mortar, and with NOAA readings at O’Hare averaging 74 days a winter that cross freezing (winters 2015-16 to 2024-25), it freezes, expands, and pops the faces off the brick. Parapets, chimneys, and sills take the most weather on any building, and the Brick Industry Association notes they may need repairs at shorter intervals than ordinary walls. This is the exact failure we reverse on our historic mortar and stone matching projects: strip the incompatible mortar, repoint with a lime-rich mix softer than the brick, and match the original color and joint profile so the repair disappears.

Brick Repair FAQs for Evanston, IL

Can you match the original brick on an older Evanston building?

Yes. Most Evanston buildings use Chicago common brick, which has not been manufactured since 1981, so we source salvaged brick and match size, color, and texture by hand. Done properly, a repair on a 1920s courtyard building or two-flat should be hard to find once the wall weathers in.

Do I need approval before masonry work in an Evanston historic district?

If your property is a designated landmark or sits in one of Evanston’s historic districts, exterior work visible from the street needs a Certificate of Appropriateness before the city issues a permit. We prepare the material documentation, mortar spec, brick match, and joint profile, that makes that review straightforward.

What mortar should be used on Evanston’s pre-war brick?

A lime-rich mortar that stays softer than the brick, typically Type O for common brick. Mortar is the sacrificial part of a wall. Hard modern cement mortar traps moisture and forces the damage into the brick itself, which is how walls end up spalling a few winters after a cheap repointing job.

Why do parapets and chimneys on Evanston buildings need tuckpointing sooner?

They take the most weather. The Brick Industry Association notes that sills, parapets, chimneys, and copings with more severe exposure may need repairs at shorter intervals than ordinary walls, and a Chicago-area winter adds plenty of freeze-thaw: NOAA readings at O’Hare average 74 days a winter that cross freezing (winters 2015-16 to 2024-25). Wet joints freeze, expand, and erode faster, so the most exposed parts of a building often need attention years before its sheltered walls.

Do you work on Evanston two-flats and courtyard apartment buildings?

All the time. Two-flats and U-shaped courtyard buildings are most of what Evanston is made of, and their parapets, shared walls, and steel lintels are where problems start. We work for individual owners, condo associations, and property managers, and we scope phased repairs with documentation your board can act on.

Below are recent masonry inspections and repair projects our crews have completed in and around Evanston and the North Shore, mapped as the work happens.

North Shore did an amazing job replacing an entire wall of brick veneer that was degrading on the side of my house. The new brick seamlessly matches with the existing brick and you can tell that a high level attention to detail was used to complete the job. There were a few hick-ups along the way but project manager Luke and crew lead Roman went above and beyond to make certain I was informed throughout the process and that I received the best value for the work that was done and they even threw in a few extras. I wouldn't hesitate to contact them again if I need other masonry work done to my house in the future.

North Shore carried out exterior repairs and replacements for the exterior of our residence, as well as the brick fence that surrounds our property. After the work commenced, I had a couple questions and concerns about some areas of our exterior that may have been missed or overlooked. Luke Bergman, the North Shore Project Manager, was extremely attentive to my questions and visited promptly to meet with me and work out a solution with myself and his crew that made everyone happy. He showed that our faith in him and his team was warranted, and we are very satisfied with the final result. We ended this process being very satisfied with the way Luke and North Shore's crews handle business! 5 Stars!

The owner came out promptly and gave me an estimate. The work was scheduled in a timely fashion. Two men spent three days working on the project. They were very polite and quiet. They worked hard and did a beautiful job. One small grout line needed more attention after they left. The owner returned and had that line attended to. A very nice experience. I was amazed at how they returned an old floor to its original shine.

It was very positive. They offered the best price and they have an Angie's List discount. They were responsive. The only thing I would say that was interesting for future reference is to communicate a specific time frame. We paid a flat amount and it took quite awhile for them to finish the project. It wasn't a problem for us, but for someone who is in a hurry they might need to communicate that to the company. I would hire them again.

The work went well and overall, we are satisfied with the work. In fact, we have contracted with Northshore for some additional work. In general, the work was done on time, they cleaned up the mess each day and the workmen on site were courteous at all times. Where they had to remove some bushes, they replanted them after completing the work and the bushes appear to be thriving. All in all, we give Greg Lemke and Northshore a strong positive recommendation.
