Masonry Waterproofing and Sealing for Milwaukee Buildings

Waterproofing is the final step in protecting your masonry after the repair work is done. Tuckpointing seals the mortar joints. Brick replacement restores structural integrity. But without a breathable sealer on the masonry surface, moisture still absorbs into the brick and mortar, and Wisconsin’s long freeze-thaw season breaks things down again. This is especially critical on Cream City brick, which is more porous than modern brick and absorbs moisture faster. We apply masonry waterproofing on buildings across Milwaukee every week, from older homes in Bay View and Walker’s Point to commercial facades in the Third Ward and condo buildings along the lakefront.

How We Handle Masonry Waterproofing in Milwaukee

Waterproofing is the final step in protecting a masonry wall. But it only works if the wall is properly prepared first. Applying sealer over cracked mortar, open joints, or failed caulking is a waste of material and money.

Wall Condition Assessment

We inspect the masonry surface for open mortar joints, cracked sealant, damaged flashing, and any active moisture entry points. Waterproofing seals the surface, but it cannot seal gaps in the mortar or failed caulking joints. If we find deteriorated mortar, we recommend tuckpointing before applying the sealer. On Milwaukee’s older Cream City brick buildings, we also check for prior incompatible mortar repairs that are causing the brick to spall. Sealing over a wall with the wrong mortar does not fix the problem.

Surface Preparation

The masonry surface must be clean and dry before sealer application. We remove dirt, efflorescence, biological growth, and any prior coatings that would prevent the sealer from penetrating properly. On Cream City brick, we clean using low-pressure water and restoration-grade cleaners only. We never sandblast or high-pressure wash Cream City brick because the soft surface erodes permanently under aggressive cleaning. Wisconsin state statute prohibits abrasive cleaning on historic properties.

Caulking and Sealant Work

Before the masonry sealer goes on, we replace all failed caulking at expansion joints, window and door perimeters, coping joints, and any penetrations through the wall. These joints are the most common moisture entry points on Milwaukee buildings. We use polyurethane or hybrid sealants matched to the joint type and exposure conditions. On older multi-unit buildings in Walker’s Point and the East Side, expansion joint failure is one of the primary drivers of interior leak complaints.

Sealer Application

We apply a professional-grade breathable water repellent by spray or roller, ensuring full saturation of the masonry surface. The sealer penetrates into the brick and mortar to form a hydrophobic barrier that repels water while allowing moisture vapor from inside the wall to escape outward. We select the sealer type based on the substrate: silane-based for deep penetration on dense brick, siloxane-based for porous surfaces like Cream City brick, and specialized formulations for CMU block, limestone, and concrete. Cream City brick often needs a siloxane-based sealer because its higher porosity requires a product that penetrates deeper without forming a surface film.

Inspection and Documentation

After application, we verify coverage, check for any missed areas, and confirm the sealer is absorbing properly. We document the product used, application rate, and coverage area for the building’s maintenance records. Breathable masonry sealers typically last 5 to 10 years depending on exposure conditions. Lake-facing and west-facing walls in Milwaukee may need reapplication sooner due to heavy wind-driven rain off Lake Michigan. Common Waterproofing Problems on Milwaukee Buildings

Most common issue

No waterproofing after tuckpointing or masonry repair

The most common waterproofing failure in Milwaukee is not having any. A building gets tuckpointed, the brick gets replaced, the owner pays for the work, and then no sealer is applied. The fresh mortar and bare brick start absorbing moisture immediately. Within a few Wisconsin winters, the new mortar is already eroding. Sealing the wall after repair is the most cost-effective way to extend the life of the work. On Cream City brick buildings, the higher porosity makes this even more critical. We recommend waterproofing on every tuckpointing and brick repair project, and many of our Milwaukee customers add it as part of the same scope.

Non-breathable coatings trapping moisture in Cream City brick

A previous contractor applied a film-forming sealer or paint that sealed the surface but trapped moisture inside the wall. Cream City brick cannot release internal moisture vapor through a non-breathable coating, so the moisture freezes inside the brick and pops the face off. We see this on older homes across Bay View, Riverwest, and the East Side where a “waterproof” coating was applied without understanding Cream City brick’s need to breathe.

Failed expansion joint caulking

Expansion joints allow the building to move with temperature changes. When the caulking in these joints fails, it creates a direct path for water to enter the wall cavity. This is a common source of persistent interior leaks on Milwaukee’s multi-unit and commercial buildings, especially during spring snowmelt when sustained moisture loads overwhelm the failed joint.

Window and door perimeter leaks

Failed sealant around window and door frames is a primary moisture entry point. Water runs down the wall face, enters at the frame, and shows up as interior staining or mold. Recaulking these joints with the correct sealant and proper backer rod installation stops the problem at the source.

Below-grade moisture in older foundations

Milwaukee’s older buildings, especially those with stone or brick foundations near the lakefront and river corridors, are prone to below-grade moisture problems. High water tables during spring snowmelt saturate the clay soils and push moisture through the foundation walls. We use breathable sealants and drainage corrections to manage the moisture without trapping it inside the wall.

Signs Your Milwaukee Building Needs Waterproofing

Caulking pulling away from joints

Visible gaps where caulking has separated from window frames, expansion joints, or coping stones. Each gap is an open path for water.

Brick face darkening after rain

If the brick gets noticeably darker when wet and takes hours to dry, the masonry is absorbing water. A breathable sealer prevents this absorption without trapping moisture inside the wall.

I had a good experience working with Luke and Julio at NS Masonry. The overall craftsmanship was better than I expected, and Julio who rebuilt my front steps did a great job. My front steps were degrading due to weather and elements and NS Masonry offered me a few options to repair or replacement my front steps and platform. The process was relatively easy to pick the best solution. I do recommend having them bring out the pavers/bluestone/etc. before you select your solution as its hard to evaluate from pictures. I would recommend NS Masonry to my neighbors.

North Shore did a wonderful job with all the tuckpointing and lintel bar replacement work that our 3 story building in Oak Park needed. They spent a lot of time talking all the issues over with us before they started work and as work went on they sent really good pictures on the progress and few other issues that popped up along the way. I had 5 other companies come to give me estimates and theirs was in the middle cost wise and reasonable for all the work needed. A lot of the others did not spend the time that North Shore did explaining the work needed when they came. They were very prompt every day and the crew was very professional and pleasant to work with. They were great about clean up every day too and especially at the end. The owner came out promptly and gave me an estimate. The work was scheduled in a timely fashion. Two men spent three days working on the project. They were very polite and quiet. They worked hard and did a beautiful job. One small grout line needed more attention after they left. The owner returned and had that line attended to. A very nice experience. I was amazed at how they returned an old floor to its original shine.

It was very positive. They offered the best price and they have an Angie's List discount. They were responsive. The only thing I would say that was interesting for future reference is to communicate a specific time frame. We paid a flat amount and it took quite awhile for them to finish the project. It wasn't a problem for us, but for someone who is in a hurry they might need to communicate that to the company. I would hire them again.

The work went well and overall, we are satisfied with the work. In fact, we have contracted with Northshore for some additional work. In general, the work was done on time, they cleaned up the mess each day and the workmen on site were courteous at all times. Where they had to remove some bushes, they replanted them after completing the work and the bushes appear to be thriving. All in all, we give Greg Lemke and Northshore a strong positive recommendation.

Greg came to the house to provide us with an estimate and started and finished the work in a timely fashion. He set up a scaffolding for himself paying special attention to our plants and the neighbors driveway. When the cutting started he made sure our windows and our neighbors windows were closed. All stones were labeled and reinstalled to maintain the original architecture of our home. The old vent hole was filled in and it was matched with stone and mortar so well you wouldn't even know there was a hole there last month. In regards to the lentals, the old lentals were removed and new ones were replaced. The new ones were coated with an anti-rust membrane and paint. The area was cleaned up at the end of the day.

Greg arrived immediately after my phone call to review the project. He was on time and very professional. I received the quote for the job and a copy of his insurance within a few days of discussing the project. I felt the quote was priced right where I had expected (I had two other quotes.) I chose Greg's quote based on the quality of some other work of his that I had seen. The project start was delayed about a week while Greg located bricks that were the exact size of what was already in the house. During this time, there were also numerous discussions on the exact arrangement of the new layout to ensure that I would be happy with the completed project. Once the actual work was started, it was completed within about three days due to good weather. The clean up work after the job was excellent.

What is the difference between breathable and non-breathable sealers?

Breathable sealers (penetrating silane or siloxane) absorb into the masonry and repel water at the surface while allowing moisture vapor inside the wall to escape outward. Non-breathable sealers (film-forming coatings) create a surface barrier that blocks water from entering but also traps moisture inside. On Cream City brick, trapped moisture freezes and spalls the brick from the inside. We only use breathable, penetrating sealers on masonry walls in Milwaukee.

Should I waterproof my building after tuckpointing?

Yes. Fresh mortar joints and bare brick absorb moisture readily. Applying a breathable sealer after tuckpointing significantly extends the life of the repair. On Cream City brick buildings, this is especially important because the higher porosity means faster moisture absorption. Breathable masonry sealers typically last 5 to 10 years depending on exposure conditions, wall orientation, and the porosity of the substrate. Lake-facing and west-facing walls in Milwaukee that take heavy wind-driven rain off Lake Michigan may need reapplication sooner.
