Every balcony, plus a plan for the whole envelope

Two jobs in one, and the second is the one most buildings skip. The exterior balconies, both Juliet and full, needed proper prep and repainting. That part is straightforward.

The building's sealant and caulk needed something better than another patch: a proper condition review across the property, covering what needs attention now and what will need it on a schedule.

So alongside the balcony work, we walked the property and built a condition-based sealant and caulking plan, so the building stays ahead of water intrusion instead of reacting to it.

The Challenge

Paint was the symptom, water is the story

Balcony coatings fail from the edges in: slab edges, rail posts, and the joints where metal, concrete, and masonry meet. Repainting without proper prep just resets the clock on the same failure.

The same is true at building scale. Sealant and caulk age at different rates on different elevations, and patching only what looks bad today guarantees a surprise next season. The building needed a condition map, not a guess.
